Kennebec County had 483 homes for sale in September, the most for any month since 2019, and prices still rose: the July-to-September median sale price was $355,000, up 4.41% from a year ago. More choice and higher prices at the same time is the story of this month, and it changes what I would tell you depending on where you are. If you are buying, you finally have room to compare. If you are selling, the first two weeks decide your sale. If you are moving here, the math still favors central Maine. Here is the whole picture, county by county and town by town.

The market at a glance (Kennebec County)

  • Median sale price: $355,000, up 4.41% from $340,000 (July–September)
  • Homes sold: 424, down 2.75% (July–September)
  • Homes for sale: 483 in September, up 30.9% from 369, and the most in any month since November 2019
  • New listings: 156 in September, down 7.1%
  • Days on market: 58 (median), four days longer than last September
  • 30-year fixed rate: 7.40% on October 8, versus 6.30% a year ago
  • Maine statewide: $415,000 median in September, up 2.60%, and 4.82% below June’s record of $436,000

Where that leaves us: balanced, and tilting toward buyers.

Price: $355,000, up 4.41%

The county median has now risen for another quarter, but the pace has cooled: the June-to-August figure was up more than 10%, and this one is up 4.41%. Statewide, the September median of $415,000 is 2.60% above last September and 4.82% below June’s record. That is a seasonal step down, not a collapse. Kennebec’s $355,000 median is still about $65,000, roughly 15%, below the state’s rolling-quarter median of $420,000. Value plus momentum is still the central Maine story; the momentum is just quieter.

Supply: the most choice since 2019

This is the number of the month. Kennebec County has not had 483 homes for sale in any month since November 2019. Here is the part that matters: it is not a wave of new sellers. New listings were actually down 7% in September. The extra choice is homes that have not sold yet, piling up. That is why the Maine Association of REALTORS® president says she sees dozens of price reductions a day in her area, and why days on market are creeping up. The build is region-wide, too: across the fifteen ZIP codes I track, active listings were up 29% from a year ago.

Speed: 58 days, and the two-week rule

The typical Kennebec County home now takes 58 days to find its buyer, four days longer than last fall. But the average hides a split. In Waterville, Winslow and Benton, a well-priced home still sold in a median of 7 days in September, at 100.5% of asking. Homes that sit are the ones priced to June, not to September. The market is rewarding accuracy and punishing optimism.

Town by town: September 2026 vs. September 2025

These figures come from the Maine Listings MLS (Residential, by ZIP code). Months of supply is the MLS absorption rate; under four months leans seller, four to six is balanced, over six leans buyer. For the smallest towns, one sale can swing the monthly median, so read those with the year-to-date column in mind.

A few lines worth pulling out of that table. Augusta and Sidney are the region’s biggest market and still quick: 102 homes for sale, 23 sales, a median 16 days to go under contract. The lake towns are where the inventory build lives: Oakland and Rome more than doubled to 62 homes for sale, and Oakland, Belgrade, Albion, Palermo and Smithfield have all tipped past six months of supply. Belgrade is the best year-to-date story in the region, with 52 sales against 33 last year and a year-to-date median up 14%. China is the one town where inventory did not grow at all, with new listings down 41% and supply tightening to 4.1 months. Clinton is the only town still in seller’s-market territory, at 2.5 months of supply.

If you’re buying in central Maine

You have a third more homes to choose from than a year ago, and sellers are cutting prices. Get fully qualified first, so you can move when the right one appears. Then negotiate terms, not just price, on the homes that have sat sixty days or more: closing date, repairs, a seller credit toward your rate. The lake towns and the small towns past six months of supply are where that leverage is strongest. Waterville, Winslow, Augusta and Fairfield are still balanced, and a well-priced home there goes fast.

If you’re selling in central Maine

Your equity grew this year, but you are competing with the biggest field since 2019. Price to the homes that closed in September, not the ones that listed in June, and set your review checkpoints before launch: if there is no offer by day fourteen, you already know what the next move is. Presentation matters more when buyers can compare. And if you are in a town past six months of supply, the pricing conversation needs to happen before the sign goes up, not after.

If you’re moving to central Maine

The Kennebec median of $355,000 is about $65,000 under Maine’s $420,000 and far under the Northeast’s $523,600. Pick the town for the commute and the space first; Waterville isn’t Winslow, and Sidney isn’t Oakland. If you are relocating and want the lay of the land before you visit, my guide Moving to Central Maine? Start Here. walks through the towns, the taxes and the trade-offs.

Rates: 7.40%, and what it actually costs

The 30-year fixed averaged 7.40% on October 8, the seventh straight weekly rise and the highest reading since November 2023, up from 6.30% a year ago. The Federal Reserve raised its target rate a quarter point on September 16 and gave no guidance on the next move, so any rate outlook is opinion, not data. Here is what the number means in a monthly payment, principal and interest only:

  • $355,000 home (the Kennebec median), 20% down, 7.40%: about $1,966 a month
  • The same home at last year’s 6.30%: about $1,758 a month, so about $208 more every month for the same house
  • $249,000 home (the Waterville, Winslow and Benton September median), 20% down, 7.40%: about $1,379 a month
  • $259,000 home (the Somerset County median), 5% down, 7.40%: about $1,704 a month
  • $500,000 home, 20% down, 7.40%: about $2,770 a month, roughly $294 more than at last year’s rate

Payments exclude taxes, insurance, mortgage insurance and fees. If the rate is what is holding you back, a seller credit toward a rate buydown is one of the terms worth negotiating in a market with this much supply.

Somerset and Waldo counties

Somerset County’s July-to-September median was $259,000, up 5.44%, on 179 sales. Waldo County (the Unity area) came in at $365,000, up 1.53%, on 149 sales, one of the few counties with sales up year over year. Maine as a whole: 4,793 sales in the quarter, down 1.82%, at a $420,000 median, up 2.44%.

My take, and my call for next month

This market is not falling apart and it is not running away. It is returning to normal, and normal means choice, time, and negotiation on both sides. Balanced, tilting toward buyers.

Here is the call I will grade in November: Kennebec County’s active listings in October stay at least 20% above last October (364 last year, so 437 or more), even with the usual autumn dip, and the August-to-October county median holds within $10,000 of $355,000. If I am wrong, you will read it here first.
